New South Wales launches billion-dollar program to speed up housing construction
To tackle the severe housing shortage, the New South Wales government has launched a significant $1 billion Pre-sale Finance Guarantee (PFG) program.
The core of this initiative addresses the common "pre-sale hurdle," where developers struggle to get bank loans until a large portion of units are already sold.
Under this scheme, the state acts as a guarantor, offering to buy up to 50% of homes if necessary.
If units remain unsold, the government will purchase them at a discount to bolster social housing.
While this $1 billion market-rate program is vital, it functions alongside the much larger $6.6 billion Building Homes for NSW initiative, which is dedicated to public housing.
Industry leaders have praised this move as a pragmatic solution to the supply crisis, providing the financial certainty needed to build more homes for a growing population.
